Design Development
The selected concept is refined into coordinated design: systems integration, material direction, and constructability decisions that reduce risk later.
Construction Documents
We prepare coordinated permit sets and work with local authorities and consultants. When required, we partner with a licensed Architect of Record to support approvals.
Bidding & Contractor Coordination
We support bid comparisons, scope alignment, value engineering (when needed), and contract readiness.
Construction Administration
Site observations, field reports, coordination, and issue resolution to protect design, budget, and timeline.
